RESIDEX is a House Price Index that tracks changes in housing prices, measured against a base period.
RESIDEX provides quarterly data on housing prices up to a neighbourhood level.
RESIDEX data is not confined to composite cities, but is instead segmented into micro markets, administrative zones and pin codes.
RESIDEX uses three different data sets to compute the index: evaluated property values (as provided by banks and HFCs); listed price (of marketed projects); and registration price (as noted by civic authorities).
The three different data sets will together present a more accurate picture of residential housing prices.
The index is calculated using Laspeyre’s method an internationally accepted methodology to compute similar price indices.
The index gauges movement in housing price as opposed to changes in housing products (i.e. size, typology, or category).
RESIDEX will cover up to 50 cities in the first phase, with plans to capture housing prices in over 100 cities in phase three.
